What an extension costs. Method first, numbers when they are real.

This page will carry our regional cost bands, built from real quotes and finished projects rather than national averages. Until those exist, here is exactly how we price, so you can judge any builder's number, including ours.

Our pricing method

Measured survey first. Then a written specification. Then a fixed price against that specification, itemised so you can see what drives the number. Assumptions are stated in the quote, and anything discovered later is priced in writing before work continues.

The cost bands that will live here

Single-storey rear extensions, two-storey extensions and wraparounds, each as a range with the specification and assumptions that produced it, and the date the band was last checked.

Each band will be published here once it has been checked against real quotes.

Ranges set expectations; they never buy a building. Figures on this page, once published, are indicative and confirmed in your written quote. The quote is fixed against its scope, and our price promise means the number on it is the number you pay.

What every published band will show

  • The project type and size range it covers
  • The specification level it assumes, referenced to The Lifecycle Spec
  • What is excluded: kitchens, made-to-order glazing, party wall costs and similar
  • The date it was last checked against real quotes
  • A plain line that your written quote is exact and this page is not

Nothing on this page will ever be a countdown, a today-only discount or a pressure tactic. Ranges with receipts, or nothing.

Because we will not publish numbers we cannot stand behind. This division is new; our cost bands will be published from our first real quotes and updated from real projects, with the assumptions shown. General market figures copied from the internet would look helpful and mislead you.
