The Lifecycle Spec. What every build is actually made of.
This is the standard specification behind every Lifecycle project: structure, fabric, airtightness, heating, solar and EV readiness, line by line. Where a line is still being finalised it says so, plainly, until it is confirmed.
Line by line
One line is locked so far; the other eighteen are being confirmed with suppliers and certifying bodies and will be completed here, not quietly deleted. Your written quote states the exact specification for your project.
✓ Confirmed and published. Being confirmed Real, but not yet locked; each line is published here as it is signed off.
Structure and warranty
Structural approach. Traditional masonry or timber frame to suit the project, engineered per design. Sign-off arrangements: Being confirmed
Structural warranty. Being confirmed Arrangement and term.
Foundations. Designed to ground conditions following investigation, approved by building control. Standard approach and investigation triggers: Being confirmed
Fabric and insulation
External walls. Being confirmed Standard build-up and target U-value.
Roof. Being confirmed Standard build-up and target U-value.
Floors. Being confirmed Standard build-up and target U-value.
Windows and external doors. Being confirmed Standard glazing, frame material and energy rating.
Airtightness and ventilation
Airtightness target. Being confirmed Target figure and testing policy.
Ventilation strategy. Being confirmed Standard approach per project type.
Heating and hot water
Heating approach. Designed for low flow temperatures so an air source heat pump performs properly, whether fitted now or later. Emitters and pipework sized at design stage by our own heating engineers. Standard specification per project type: Being confirmed
Hot water. Being confirmed Standard cylinder specification and space allowance.
Controls. Being confirmed Standard controls specification.
Solar and EV readiness
Solar readiness. Roof orientation, structure and cable routes considered at design stage so panels can be fitted without compromise. What is included as standard versus optional: Being confirmed
EV charging. Wiring provision for a home EV charge point included while walls are open. Whether a fitted charger or wiring provision is the standard: Being confirmed
Battery provision. Being confirmed Cable routes and space allowances.
Electrical
Electrical installation. Designed and installed by our own NICEIC-approved electricians and certified at completion. Standard socket, lighting and consumer unit specification: Being confirmed
Handover
Certification. Building control completion certificate, electrical certification and manufacturer registrations provided at handover as standard.
Handover pack. Being confirmed Contents.
Aftercare. Being confirmed Defects liability period and snag process.
Every certificate referenced above is provided at handover, and the specification for your project is fixed in your written quote.
